Design Consultation
ICC&I can assist you at any time during the development of your building plans to ensure that you will end up with a product that meets the functionality needs of you or your client without compromising code compliance or construction cost efficiency. The building codes are complex and provide a myriad of ways to design and build a code compliant building and we have the experience and expertise to help you make an informed decision on what "approach" is best for you based on your needs and construction budget.

Plan Reviews
We will provide a thorough review of your building plans to make certain that your plans are code compliant prior to submittal to a jurisdiction for building permit. Code complaint plans will help speed up the review process and eliminate resubmissions required by the permitting jurisdiction prior to the issuance of your building permit, saving you valuable time and considerable cost. Due to various interpretations of building codes and other idiosyncrasies of the permit process, correction notices are not totally avoidable. However, if notices are issued to plans or projects reviewed by ICC&I, rest assured that we will be involved every step of the way in resolving the issues in a professional and timely manner to keep your project on track.

Inspection Services
Did you know that Building Department Inspectors do not inspect buildings for quality assurance and often times do not inspect for plan adherence? Building Department Inspectors legally can only inspect to determine if the project meets the minimum standard of the code and by state law should be checking for plan adherence but often times don't.
ICC&I provides the following inspection services to protect you and/or your client:
Representative/Construction Inspector for all phases of the development process. ICC&I can provide 3rd party field inspectors who understand building techniques and applications and who will on behalf of design professionals, building owners or contractors conduct regularly scheduled inspections to ensure building plan adherence and building code compliance (essentially eliminating correction notices and re-inspection fees issued by the permitting agency when ICC&I inspections are conducted prior to building department inspections). ICC&I inspectors will provide written detailed reports of all findings to the client and will be available to discuss these findings as well as provide guidance on how to best correct deficiencies.
New Construction Warranty Inspections. ICC&I staff will provide a thorough Inspection of your building's systems to ensure that the building components covered under the builder’s warranty are not in need of repair or replacement prior to the expiration of the warranty potentially saving you thousands of dollars in repair costs after the warranty has expired.
Commercial Property Presale Inspections We have seen all too often an investor purchase an existing building without knowing the limitations the building will have in terms of its "allowed" uses. Essentially all buildings can be "made" code complaint for a myriad of uses but not without major building modifications and a huge financial investment. Most often these modifications are extensive and cost prohibitive. Knowing what the zoning district the building is located in is only the tip of the proverbial iceberg. The building code will "ultimately" decide which uses will be allowed in an existing building and the extent of the modifications needed to allow each of the proposed uses. ICC&I will assist you or your client by performing a thorough review of the building from a code compliance stand point so that you will know before you buy, or if you already own the building, what the use limitations of the building are and what it will take to allow for more options. We can also perform field inspections of the general condition of the building and its systems and make note of any deficiencies so that you can make a well informed decision regarding your investment.

inspection services and now you have correction notices issued on your
project….now what?
We can step in at any time to help with the corrections process. We can evaluate the corrections required by the issuing agency and provide the best solutions to resolve the issues in the most cost effective and code compliant manner. Our commitment is to finding the best solution to the problem in order to keep the project progressing rather than who is ultimately at fault for the problem. However, if during our evaluation we find that the problem was a result of egregious actions or incorrect code interpretations we can also provide expert testimony in litigation cases or code appeal cases.

However, very few design or code professionals understand or can implement this code as a means of alternative code compliance. During his tenure as the Building Official in Pagosa Springs Colorado, Integrity Code Consulting owner Scott Pierce was at the time the only known code official in Colorado to approve a change of use project by implementing the "Performance Compliance Methods" of the International Existing Building Code. Had the project been forced to comply with the International Building Code (the code written to primarly cover new buildings) the requirements would have been cost prohibitive and the project would not have been completed. If you and your staff are not as code savvy as you would like to be or if you just need a refresher course we can help. We can custom tailor courses to cover most of the building codes and can provide half day, full day or multi-day courses to get you and your staff up to speed on the latest code requirements and give you tips on how to approach complicated code compliance issues.

Additional necessary reviews such as complex structural analysis, complex electrical designs and analysis and other complex building or site components that are beyond the scope of services of provided by ICC&I or that are by law required to be reviewed by a licensed design professional can be arranged for review by a 3rd party through ICC&I. The 3rd party professionals we work with must meet the same high professional standards and integrity we place upon our own staff. Such services will be paid directly to the 3rd party professional by the client. Full disclosure of the scope of these additional services will be presented to the client prior to any 3rd party services actually being rendered.
